In his first return visit to the valley he made famous, author Rex Pickett reveals that golf, even more than wine, inspired the book that became the movie "Sideways".

Pickett shares his thoughts on golf and the the Central Coast golf courses that inspired his story in an article at Travel & Leisure Golf. Here's an excerpt:

"Before the wineries, before the movie, golf was my church and golf was my religion. I came here to get away from the sharky Hollywood producers with their doublespeak, the backstabbing agents, the countless rejection letters. This is where I got through my divorce, dealt with my father's tragic death and came to terms with my mother's even more tragic stroke. This is where I brought all my cares and worries and anxieties about the future, bundled them into a corner of my mind and had them momentarily ameliorated. There's something about golf and playing golf by yourself that lifts you out of the morass of quotidian life. You're entirely focused on yardages, getting the line on a birdie attempt, little things you're working on in your swing. In the process, you become almost dispossessed from the world. The wind gusts and it blows everything out of your head. You hit a great shot and an almost irrepressible glee overcomes you and there's no other place you'd rather be."

Cypress Ridge USGA Qualifier Results

Cypress Ridge hosted one of seven US Amateur sectional qualifiers yesterday conducted for the USGA by the Southern California Golf Association. Results of this 36-hole event have been posted in an article at Golf in the Middle Kingdom.

According to the article, Thursday's tournament marked the fifth time Cypress Ridge has hosted sectional qualifying events for the USGA. The course hosted a Mid-Am qualifier in 2000, US Open qualifiers in 2003 and 2005 and a US Junior Amateur qualifier in 2004.

Bonnie Lauer, general manager at Cypress Ridge, said these kind of events provide "good exposure" for Cypress Ridge.

Local Winemakers and Grape Growers Recognized

Local winemakers and grape growers recognized three peers for their contributions to the success and growth of the region at the 2006 wine industry awards.

Don Brady of Robert Hall Winery was named Winemaker of the Year, Hank Ashby of French Camp Vineyards won Wine Grape Grower of the Year and Doug Filipponi was honored as Wine Industry Person of the Year.

The winners were announced at the California Mid-State Fair premiere party Tuesday evening and will be recognized again at the Evening of Music and Wine in the main grandstand arena on Aug. 4. They were nominated and voted on by the board of directors of the Paso Robles Wine Country Alliance, the San Luis Obispo Vintners Association and the Independent Grape Growers of Paso Robles Area.

The wine festivals and the high scores our local wines are receiving in the trade magazines are directing a lot of attention here. It will be exciting to see what unfolds over the next five years.

SLO Median Home Price reaches $620,000

According to the California Association of Realtors, the median price of an existing, single-family home in San Luis Obispo County reached a record high of $620,540 in June, an 8.7 percent increase compared with the same period a year ago. Sales, meanwhile, continued to slide with a 24.3 percent decrease from June 2005.

The median home price for cities in San Luis Obispo County ranged from $449,000 in Atascadero to $757,000 in Arroyo Grande.

While the median price is now well above the $600,000 mark, local real estate experts say the latest sales figures and slowing price appreciation are evidence that the market is cooling.

Sellers across California are also waiting longer for buyers to bite. The median number of days to sell a single-family home in June was 46, up from 28 days in June 2005.

Higher rates and higher prices have contributed greatly to current market conditions, as affordability constraints have pinched sales in many parts of the state. Moreover, there is a divergence in market psychology between buyers and sellers. Over the past two years, the market moved briskly, buyers and sellers alike knew this, and acted accordingly. By contrast, buyers now sense that the recent increase in inventories affords them both greater selection and leverage than before, while many sellers still expect to sell their home well above the sales price of the last transaction in their neighborhood, a difference in perceptions that adds friction to the market.

According to Robert Parker at BusinessWeek Magazine, many of the vineyards and wineries of California's Central Coast are still young, but their potential to produce great pinot noir, chardonnay, and syrah is enormous. In a decade, the top viticultural areas of Santa Barbara, the Santa Rita Hills, and the limestone hillsides west of Paso Robles will be as well known as the Napa and Sonoma Valleys. Parker featured some of the region's noteworthy current syrah releases in his article.

Named for its local oak trees, El Paso de Robles (The Pass of the Oaks), is the largest geographic wine appellation and California's fastest growing wine region. Paso Robles encompasses 24 square miles and more than 26,000 vineyard acres.

SLO County Home Sales Slow while Prices Rise

Home sales in San Luis Obispo County dropped in June even as the median price of Central Coast homes continues to rise.

The number of homes sold declined 31.4 percent last month compared to the same period a year ago, according to DataQuick Information Systems, a La Jolla-based real estate research firm.

Meanwhile, the median sale price in June - the statistical point where half of homes sold for more and half for less - was $580,500, a 12.9 percent jump from June 2005 when the median price was $514,000.

The same situation is playing out in housing markets throughout California.

"Many view this as a great conundrum: Prices continue to rise, even set records, as sales continue to slow," DataQuick president Marshall Prentice said in a statement. "We view this as the normal winding down of a real estate cycle, where declining demand gradually erodes price growth until it halts or reverses."

DataQuick, which includes new and resale homes and condominiums in its report, is just one gauge of home prices and sales activity in the county. The California Association of Realtors will release its June median price and sales information on Tuesday. The association bases its figures on closed escrow sales of single-family, detached homes.

Paso Robles Economy Gains on SLO

San Luis Obispo is likely to retain its quaint, small-town flair well into the future, remaining the place where county government officials conduct business, residents buy basic goods and services, and tourists shop and sip local wine.

But eventually, the city could no longer be San Luis Obispo County's main economic driver. While the city's economy has rebounded from the sluggishness seen in 2003, its economic growth lags that of other cities in the county such as Paso Robles, as well as in California and the United States.

The city's philosophy of slow growth could have long-term consequences. In contrast with Paso Robles, now the fastest growing economic area in the county, San Luis Obispo has zero job growth and is at risk of seeing negative growth.

Last year, 40 percent of the city's sectors - including government, services, transportation, communications, utilities and durable goods - showed job losses.

Jobs in San Luis Obispo include high-paying skilled positions, but many jobs are increasingly becoming service-oriented and do not pay enough for workers to live in a community with high housing costs.

The city's population and its schools' enrollments are likely to decline in the coming years, according to a UCSB Economic Forecast.

Survey Sheds Light on Real Estate Slowdown

The National Association of Realtors (NAR) recently released a very interesting report on housing affordability; one that runs counter to most of the recent studies about this area of the economy.

The fourth annual National Housing Opportunity Pulse is conducted by the NAR's Housing Opportunity Program which seeks to provide Realtors with the tools and information they need to promote community housing opportunities by encouraging local Realtor associations to help consumers gain access to housing.

The 2006 version of the study found that Americans overwhelmingly believe that it is not the purchase price of homes that provide an obstacle to home ownership, rather it is the monthly price of staying in that home. Furthermore, that concern is not necessarily based on the mortgage payment itself, but on the ancillary costs associated with home ownership. By a two-to-one margin Americans think that high monthly payments rather than down payments are the greatest obstacle to buying a home.

Surprisingly, rising property taxes were cited by 34 percent of survey respondents as the leading cost concern associated with owning a home. The second most frequently cited concern - mentioned by 28 percent of those surveyed, was the growing cost of energy. Only 14 percent said that rising interest rates would deter them from becoming homeowners.

The Central Coast Wine Classic continues today through Sunday with a variety of wine-related activities.

The event benefits several nonprofit groups, including Big Brothers Big Sisters, Tree of Life Pregnancy Support Center, Hospice Partners, the Pacific Repertory Opera and the San Luis Obispo International Film Festival.

Today's events include the Central Coast Cycling Classic through the wine country, and individual wineries will host dinners tonight.

Saturday will feature several auctions. And Sunday will include champagne and fine coffee events and the Reserve Wine Tasting in Shell Beach.

Fundraiser by The Far Out Wineries of Paso Robles

The Far Out Wineries of Paso Robles - 14 small Westside wineries that often pool their marketing efforts - are holding their first fundraiser on Saturday for the Adelaida School restoration effort.

The Adelaida Schoolhouse Wine, Dine & Jam will feature wines from 14 participating wineries, a barbecue dinner and live entertainment by a blues band. An auction will include artwork, private winery tastings and tours and Adelaida School memorabilia.

The one-room schoolhouse, which is nearing the century mark, is in disrepair.

Money is needed to restore the structure's foundation, after which the Adelaida Historical Foundation plans to restore the building. The project is expected to cost $500,000.

The event will be from 6:30 to 9:30 p.m. at Carmody McKnight Estate Wines in Paso Robles, and tickets are $60 per person in advance, or $75 at the door.

Decrease in SLO County Building Permits

The cost of building has increased, and that's due in large part to a significant jump in the price of materials. The cost of cement, underground piping, steel, rock, sand and products made with oil or plastics have gone up considerably.

There were 732 residential building permits issued for the first five months of the year. Last year, 745 homes were issued over the same period. This is the fourth year they've gone down. In addition to increasing material costs, labor costs and impact fees charged by local governments are playing a role too.

Not long ago, new homes were selling before construction started. Now home builders such as Shea and Centex aren't starting any new homes until homes that are built are sold.

A Centex Homes spokesperson said the company is not nixing any current projects, but they aren't taking on any new developments that would require buying new pieces of land. In the short term, the firm is also looking at going outside the local market for materials and keeping a close eye on costs.

Free Concerts Planned for SLO Mozart Festival

Attending the 36th annual San Luis Obispo Mozart Festival doesn't have to cost you an arm and a leg.

The annual music festival will honor Mozart's 250th birthday and the 150th birthday of Shostakovich and will include a tribute to Beethoven, said a festival spokesman.

It will feature more than two dozen events in venues all around San Luis Obispo County from July 14 to 23, and there are plenty of shows and lectures for folks who are pinching their pennies.

When you're on a budget, there is no word better than "free." The organizers of the Mozart Festival say they are perfectly aware of that and have scheduled a series of free outdoor concerts as part of the Fringe Series in addition to a handful of free lectures and a rehearsal session of a classical orchestra.

Central Coast Wines dominate awards at Orange County Fair

Summer is here, and the Orange County Fair Commercial Wine Competition is back. Winners have been announced, and Orange County Wine Society volunteers are busy preparing to serve these and others at a courtyard on the fairgrounds tucked in among the food-on-a-stick, livestock and craft booths.

The unlikely combination of fine wines and folksy fare has been a tradition since 1977. Syrah has been the fastest growing entry in the past few years and this year the Central Coast has dominated the awards.

Edna Valley's Wolff Vineyards has something to howl about with their 2004 Petite Syrah being selected as one of 17 wines to earn a Four Star Gold medal.

Golfers driving north from Santa Barbara in search of a worthy course usually have just one impulse: step on the gas for Pebble Beach. Any mention of California's central coast draws little more than blank stares. But Monarch Dunes, a new layout that opened in April, provides 18 legitimate reasons to slow down and pull over.

Situated 80 miles north of Santa Barbara, Monarch Dunes is run by the same folks who manage Bandon Dunes Resort. While Monarch's dunes won't make you forget Bandon's, they're pretty scenic in their own right-and the course is much easier to get to. Architect Damian Pascuzzo, with help from Steve Pate, sculpted the first 18 (of a planned 45) through eucalyptus forest, with some ocean views and frequent, stiff coastal breezes.

The most memorable holes on this par-71, 6,810-yard layout are the 560-yard, uphill, risk/reward par-5 sixth, which features one of the course's six lakes and the 423-yard, downhill par-4 13th, where you must avoid dunes, trees and a strategically placed greenside bunker. The bottom line: Where value is concerned, this Monarch is regal.

Pacific Coast Business Times reports this week that Shea Homes has switched from speculative to build-to-suit construction at its Trilogy project in Nipomo in response to a cooling market.

The change in course for Shea is just the latest signal that the Central Coast market, at least for new homes, is slowing down.

Earlier this year, the Business Times reported on other new homebuilders offering aggressive incentives to attract buyers.

But instead of doing that, Shea, which is also building RiverPark in Oxnard, is trying to brand the shift as a move from cookie-cutter development to a more custom approach.

If it works, more homebuilders could follow suit, meaning it takes longer for projects to be completed.
